Tom Carney
FOUNDER & MANAGING PARTNER
Tom Carney is an investor, operator, and advisor with more than three decades of experience spanning consulting, private equity, business leadership, and real estate. He founded Rist Canyon Advisors to work alongside founders, families, investors, and community-focused organizations committed to long-term value creation in Colorado.
Over the course of his career, Tom has served as a consultant, executive, and board member for public, private, and nonprofit organizations, bringing a practical, disciplined approach to capital, governance, and growth. Today, his work centers on real estate investment, rural entrepreneurship, and ownership transitions.
Tom is active in the communities where he lives and invests, volunteering with Diamond Peaks Ski Patrol, Chaffee County Search and Rescue – South, the Chaffee County Economic Development Corporation, and the Chaffee Housing Authority. Outside of work, he enjoys floating the river, mountain biking, backcountry skiing, and hiking with his yellow lab, Sitka.

Carrie Wagner
PARTNER
Carrie Wagner leads real estate investing and property management at Rist Canyon Advisors. She oversees operations with a focus on long-term value, strong tenant relationships, and responsible ownership.
Prior to focusing full-time on real estate, Carrie worked at Google in affiliate marketing, where she developed a client-focused, data-driven, and performance-oriented approach that she now applies to the firm’s multifamily portfolio.
Carrie is an active volunteer and board member with Caring Canines, supporting animal-assisted therapy programs in Northern Colorado schools. She also enjoys hiking, biking, and skiing throughout Larimer and Chaffee Counties.
